An EMI (Equated Monthly Installment) is the fixed monthly payment a borrower makes to repay a loan over a defined period. Every EMI has two components: principal repayment (reducing the outstanding loan) and interest (the cost of borrowing). Over the life of a loan, the interest portion decreases and the principal portion increases — this is the magic of amortization.

EMI = [P × R × (1+R)N] / [(1+R)N – 1], where P is the principal, R is the monthly interest rate (annual ÷ 12 ÷ 100), and N is the tenure in months. For a ₹10 lakh loan at 10% for 5 years: EMI = ₹21,247/month.

Para un préstamo hipotecario de ₹50 lakh al 8,5%: plazo de 15 años = ₹49.236/mes (₹38,6L de interés total); 20 años = ₹43.391/mes (₹54,1L de interés); 25 años = ₹40.260/mes (₹70,8L de interés). Los pagos adicionales reducen tu capital pendiente, lo que significa que se acumula menos interés cada mes. Los expertos financieros recomiendan mantener las cuotas EMI totales por debajo del 30–40% de los ingresos mensuales. Los préstamos a tasa variable (como la mayoría de los préstamos hipotecarios en India) tienen tasas de interés vinculadas a la tasa repo del RBI. Cuando el RBI sube las tasas, tu EMI o plazo aumenta; cuando las baja, te beneficias.
